Who they are
Meet Spencer
Block management in Plymouth.
Plymouth Block Management runs residential blocks and estates across Plymouth, Devon, Cornwall and the South West. Its customers are resident management company directors, freeholders and leaseholders, and they research a managing agent for weeks before they ever pick up the phone. The old site was not helping them do it.
When we took the site over, Google was showing it for searches about puppies. The old WordPress install was serving 454 junk addresses, and before the rebuild they made up more than a third of everything Google showed the site for. None of those searchers was ever going to appoint a managing agent.
Underneath that, the real pages were buried. The contact page sat at position 15, residential block management at 20 and the Bournemouth page at 36, which for a business whose customers compare agents carefully is the same as not being there.
The problem
Why a managing agent is chosen slowly
Nobody appoints a block manager on impulse. A board of directors is about to hand over the service charge account, the insurance, the contractors and the legal compliance for a whole building. They read, they compare, they ask the other directors, and they go back to Google several times before anyone is invited to pitch.
So the site had to answer the questions those directors are already asking. What Right to Manage involves. What a director owes under the Companies Act. How Section 20 consultation works. What the cladding funding rules mean for a building under eleven metres. Each one got a proper answer, written for the person who is going to be held responsible for getting it right.
The other half was place. A director in Truro or Exeter searches for block management where their building is, and the company covers the whole of the South West. Each town it covers got its own page, written about that town and pictured with the nearest building the company manages, rather than one page with a list of place names on it.
Clearing out the junk mattered as much as anything that was added. Once Google stopped showing the site for things it had nothing to do with, the searches that were left were the right ones, and twice as many of the people who saw it clicked through.
Nobody appoints a block manager on impulse.
The work
What we did
We rebuilt the site from the company’s own content, then built out what a director researching an agent actually looks for: a page for every service, a page for every town covered, and guides on the law they are trying to get right. The junk the old site had collected was removed, and the weekly profile work started.
The thinking
The junk cleared out
Hundreds of spam addresses the old site had collected now tell Google they are gone for good, so it stops showing the business for searches it has nothing to do with.
The questions directors ask
Right to Manage, director duties, Section 20, cladding funding. Guides that answer what a board needs to know before it changes agent.
Every town given its own page
Plymouth, Truro, Exeter, Bournemouth and the rest of the South West, each with its own page rather than a name on a list.
The craft
- On-page
- Titles and headings built on the service and the town, the way a director types it.
- Structured data
- LocalBusiness, Service, Offer, FAQ and breadcrumb markup on every page.
- Content
- Guides on leasehold law, building safety and running a management company, released on a schedule.
- Technical
- Junk addresses answered as gone, a sitemap dated from real changes, and new pages sent to search engines on every release.
- Every week
- A post to the profile, and every review answered.

If this sounds like your business
If your customers take weeks to choose you, the search that ends with a phone call is the last of many. Managing agents, solicitors, accountants and anyone who is trusted with somebody else’s money or building have the same problem: the decision is made long before the enquiry.
What gets you onto the shortlist is answering the questions those people are already asking, plainly, in the places they are asking them. And sometimes the first job is taking away what is already there, because a site Google shows for the wrong searches is a site it does not trust for the right ones.
The free analysis shows you what your customers are searching for while they decide, which of those searches you appear for, and who is being found instead. You keep the recording either way.
