SEO for removal companies: be the call they make when the date is set.

For removal firms and man and van businesses that would rather be rung direct than buy a share of someone's enquiry. We run your Google profile, your pages and your review requests. Local SEO and Google Business Profile work is paid on results: nothing upfront, and nothing to pay until the results we agree with you in writing, before we start, have been met.

  • Your first SEO invoice comes only after the agreed results are met
  • One removal firm per area. We say no to the rival firms near you
  • Sites we built: Edward Man & Van (London), Man with a Van (Bradford)

Three businesses that, like yours, go to the customer.

All client results

We don't have removal-firm results to show yet. We built the websites for Edward Man & Van in London and Man with a Van in Bradford, but neither has figures we can put here. Man with a Van has one month of data in our portal, so there's nothing to compare it with, and we hold no Google figures for Edward Man & Van. Instead, here are three businesses that travel to the customer, as a man and van does. Each figure runs from the first month we tracked to the best month since, using Google's complete monthly data.

171 to 1,390

None of the three is a removal firm. Rescue Tyres' figure counts views of its Google Business Profile in search, with its calls, each a press of the call button, beside it. The other two count clicks from Google search to each business's website. The windows differ because each figure runs from the first month we tracked to the best month since, using Google's complete monthly data.

What does SEO for removal companies include?

Every month we work on four things: your Google Business Profile, a page per type of move, a steady run of reviews, and listings that agree with each other. The aim is that when someone near you types 'removal companies near me' or 'man with a van', they ring you before they fill in a comparison form. That holds for a firm with lorries and a warehouse and for one driver with a Luton van.

The right one of two categories

Google offers both 'Removals company' and 'Removals Service'. A Google Maps search we ran for 'removals' in Leeds on 20 October 2026 returned 40 businesses: 15 used the first as their main category and 14 the second. We check which one the firms ranking above you picked before choosing yours. How the main category works.

A page for each kind of move

House moves, flats with lifts and loading bays, offices, pianos, long-distance moves, storage and clearances each get a page of their own, written in the terms people actually type. One long list of services gives Google nothing specific to show. What a service page needs.

A review request after every move

Once the last box is in, every customer gets a simple request, whether you moved a whole house or one wardrobe. The customer chooses the words and gets nothing for leaving one. Asking within Google's rules.

Numbers a customer can look up

Your BAR membership number beside the logo, your operator's licence if your lorries need one, and your waste carrier number if you do clearances. Each goes where someone about to pay you a deposit can check it.

Who decides when a house move happens?

Mostly the conveyancing, not the person moving. In England and Wales an offer isn't legally binding until contracts are exchanged, and the move happens at completion, when the seller leaves and the buyer gets the keys (GOV.UK). Compare My Move's guide says most removal firms let people hold a provisional date before exchange and confirm it once completion is fixed.

So the date firms up late and can still slip. The British Association of Removers says many completions are set for a Friday, when solicitors, banks and agents are hard to reach, and that payments can be held up in a chain. Some of its members sell a Late Keys waiver to cover the wait (BAR).

In 2025 a tax deadline moved the whole market. Transactions in England fell 70.7% from March to April 2025. The official UK House Price Index says the fall likely reflected buyers rushing to complete before the Stamp Duty Land Tax changes of 1 April. UK searches for 'removals' fell sharply that April too. Normally the peak is summer. Those searches were highest between June and August in each year from 2022 to 2025, and lowest in December in 2022, 2023 and 2024 (Google Trends).

For your Google presence, that means true opening hours and a phone that's answered on a Friday. It also means a quote form that asks for the date and whether it's confirmed, and pages for what a chain throws up: late keys, completion dates that don't line up, and storage in between.

Should your website sell the survey or the price?

The survey, for a full move, because the trade prices from what's actually in the house. BAR's Code of Practice requires members to assess the work accurately and give fixed-price written quotations free of charge. Compare My Move makes partner firms agree to a home survey when possible. Even AnyVan, which says it can't send anyone to survey in person, offers a free video survey.

So the main button on a full-move page books a survey, at the house or by video, and the form asks for both postcodes, the size of the property and the date. Man and van work is quicker to price. The Man with a Van site we built in Bradford asks people to send photos and both postcodes, then agrees a fixed price before the van sets off.

People still want a figure. Under 'removal companies near me' in our Leeds search, Google listed questions such as 'How much should removal cost?' and 'What day is the cheapest for removals?'. A cost page that explains what moves the price, from stairs and packing to the day of the week, answers both, and gives the reader a reason to stay on your site.

How do Compare My Move, reallymoving and AnyVan charge a removal firm?

In three different ways. Compare My Move and reallymoving charge for enquiries that go to as many as six firms at once. AnyVan isn't a lead seller: for most moves it prices the job, picks the team and pays the partner a price shown upfront.

If a platform's jobs pay, keep it. On the two lead sites the enquiry is shared, and on AnyVan the booking is the platform's. A Google profile that ranks sends the call to you alone, and Google charges nothing for it. How other trade platforms charge.

Compare My Move

The person moving sees up to six companies, and their details go to those partners (how it works). Its page for firms quotes partners on what they spend on leads and offers newcomers 'Buy One Get One Free'. Partners need a working website and must agree to a home survey when possible (its checks).

reallymoving

'The only charges you will ever pay are for your leads alone', it tells removal firms, with no sign-up fee or commitment (its FAQ). The person moving is emailed instant prices from up to six firms, worked out from each firm's own price tables. A lead with a wrong phone number isn't credited.

AnyVan

A 'managed marketplace'. For most moves AnyVan quotes the customer itself and picks the team. Its transport partners see each job's price before accepting and are usually paid within 10 days of finishing. They need goods in transit cover of £10,000 or more and public liability of £1 million or more.

Google Local Services Ads

Google lists 'Moving services' among the UK categories for Local Services Ads, where you 'pay only for leads related to your business'. The customer has picked your profile, so the lead isn't shared, but it is still paid for one lead at a time. Local Services Ads or search ads?

What do customers check before paying a removal firm a deposit?

Whatever they can check, because the money goes before the van arrives. 'Advance payment is normal practice in the removals industry', as BAR puts it. So your profile and site lead with what a customer can verify, and we never claim a membership or standard you don't hold.

  • The British Association of Removers (BAR) has more than 450 members, audited every year and bound by a Trading Standards-approved Code of Practice (BAR). Every member also gives customers an Advanced Payment Guarantee, which protects money paid in advance if the firm runs into financial difficulty and can't carry out the move.
  • BAR's Code requires members to show their membership number with the BAR logo in advertising, and BAR says the logo should be a live link a customer can click to check.
  • A vehicle over 3,500 kg gross plated weight needs a goods vehicle operator's licence, and operators can be looked up by name or licence number on GOV.UK. A van plated at 3,500 kg or less needs none for UK moves, so a man and van leans on insurance and reviews.
  • AnyVan and Compare My Move both check goods in transit and public liability cover before letting a firm on. The Bradford site we built states both amounts in its FAQ.
  • BAR lists BS EN 12522 (domestic removals) and BS EN 14873 (storage) among the extra standards many members work to (BAR). Its Workplace Relocation Group members all hold BS 8522 for commercial moves (BAR).
  • Clearances need a waste carrier registration. In England, any business that transports waste must register, and registrations appear on a public register.

Is storage worth a page of its own?

Yes, if you offer it. For people who can't move straight into their new home, BAR says most members can arrange storage, usually by packing goods into wooden crates on the vehicle and warehousing them until delivery (BAR). People search for that as 'containerised storage', about 2,400 times a month.

'Storage units near me' gets about 49,500 searches a month. But in our Leeds phone search for it on 20 October 2026, all four businesses on the map were self-storage firms, where customers rent a unit and visit it, and most results below them were self-storage sites too. So we describe a crate warehouse as one, on a page that also covers 'removals and storage' (720 a month). A self-storage category goes on your profile only if customers rent and visit their own units. In our Leeds Maps search, six of the 40 removal listings had added 'Storage facility' and two 'Self storage facility'.

Nothing upfront. Paid on results.

Local SEO and Google Business Profile work is paid on results. There is nothing to pay upfront: you pay nothing until the results we agree with you in writing, before we start, have been met.

Agreed in writing first
What counts as a result, and how it is measured, is set before any work starts.
One business per trade, per area
If we take you on, we turn down your competitors.
No lock-in
After the result, a rolling monthly fee you can stop whenever you like. Leave before it and you owe nothing.
Straight answers
If your market is not winnable, the free analysis says so.

Websites, ads and social media are quoted separately after the free analysis. How pay on results works

From first call to first result

  1. Free analysis

Tell us your trade and area. We record a short video of where you rank, who is above you and what would have to change. It is yours to keep.

  2. An honest answer

If your market is not winnable, we say so. If it is, we agree in writing what a result is and how it is measured, before anything starts.

  3. The work

Your Google Business Profile, the pages that need to rank, citations and reviews. One business per trade per area, so never your rival as well.

  4. You see every number

Clicks, calls and where you show up, in your own portal, straight from Google. You pay once the agreed results are met.

What people ask us

What does SEO cost a removal company?

Removal markets differ too much for a price list. Winning office and long-distance work across a city is a bigger job than adding local man and van work in a market town. So we quote after the free analysis, and the quote is yours to accept or refuse. Local SEO and Google Business Profile work is paid on results: nothing upfront, and nothing until the results we agree in writing before we start have been met. Then a monthly fee begins, and you can stop it in any month. Leave before then and nothing is owed. If you also want a website, ads or social media, those are priced separately. What UK SEO usually costs, and why.

How soon will SEO bring in more moves?

We don't know yet, and neither does anyone who hasn't looked at your area. It depends on how established the firms above you are, how far your profile and pages have to come, and the season, because removals searches climb into the summer and usually fall away in December. The free analysis measures the gap first. After that, your portal shows Google's calls and clicks for you each month, and the wait costs you nothing while the agreed result is still unmet.

Do you work for other removal firms near me?

No. Each area gets one removal business. Once that's you, any rival removal firm there who asks us is told no, and if someone near you already holds the area, that's the first thing you'll hear from us.

Should I stop paying for leads from Compare My Move or reallymoving?

Not while the bookings cover the cost. Work out what each booked move costs you on each platform, counting the leads that never answer, then set that against calls that come straight from Google. Google takes nothing per call from a profile that ranks, and the profile keeps working when you pause a platform in a quiet month. The free analysis shows which firms take the searches near you now.

Do you work with one-van man and van businesses?

Yes. One of the two removal sites we've built is for a one-driver, one-van business in Bradford. For a man and van, the profile and pages lean towards single items, flats, student moves and short-notice slots, and the quote form asks for photos and both postcodes rather than a survey. The payment terms and the one-business-per-area rule are the same.

Should 'man and van' and my town be in my Google business name?

Only if that really is your trading name, on the van, the website and your paperwork. Google says a profile name should reflect the name you use in the real world, and that adding unnecessary information 'could result in the suspension of your Business Profile' (Google). Plenty of map listings look like that: in our Leeds Maps search for 'man and van', 18 of the 40 businesses had 'Leeds' in their name. We don't add words to yours.

Do I need a page for every town I cover?

No. Google's spam policies treat pages aimed at different towns or cities that all lead people to the same place as doorway abuse (Google). Fifty copies of one removals page with the town swapped is exactly that. Give a place its own page only where something real differs, such as a depot, a storage warehouse or a part-load service you run on a fixed route.

Do I need to be a BAR member to work with you?

No. BAR itself says membership 'isn't for every removal company'. If you are a member, your number goes beside the logo, linked so a customer can check it. If you aren't, we build on what you can show: insurance figures, an operator's licence if you need one, reviews, and photos of your own vans and crew.

Someone else built my website. Is that a problem?

Not if it's sound. We take on sites other people built and improve them where they stand. If yours is losing bookings, say with no easy way to ask for a survey or send photos, the analysis tells you, and a rebuild is quoted separately from the pay-on-results work. What a rebuild involves.

Whose vans are booked for the moves near you?

Tell us where your vans are based and the moves you want more of: full houses, man and van jobs, storage or offices. Within two working days we'll send a short video showing your place in those searches today, the firms placed above you, and where each one beats you. The video costs nothing and you keep it. If the firms above you can't realistically be caught, it says that plainly.
