For independent estate and letting agents who want vendors and landlords to book the valuation with them, not with whoever a portal passes the lead to. We run each branch's Google profile, build the valuation and landlord pages and keep reviews arriving after every completion. Local SEO and Google Business Profile work is paid on results: there is nothing to pay upfront, and nothing until the results we agree with you in writing, before we start, have been met.

One agency per area, so never the branch across the high street
"Estate agents near me": about 49,500 UK searches a month
We haven't worked for an estate or letting agency, so no figure on this page comes from one. These three are local firms that customers find on Google, then ring or book: a London renovation firm working in owners' homes, a Leeds respraying firm whose customers are homeowners, and a Norwich garage on a fixed street address, much like a branch. For each one, we set the opening month of tracking beside its strongest whole month so far, as Google logged them.

None of these clients is an estate or letting agent. The nearest property business we work with is Plymouth Block Management, a block management firm whose site we look after; it has only two months of data, so no figure from it appears here. As no agency has signed with us, every area is still open.

Sellers and landlords, mostly. Buyers and tenants start on the portals, so your Google work is about instructions, not viewings. "Estate agents near me" gets about 49,500 UK searches a month, "letting agents near me" 4,400 and "best estate agents near me" 1,600. The person typing those has a property and wants someone to sell or let it.
The bigger numbers sit one step earlier, when the owner is still deciding. "How much is my house worth" gets about 33,100 searches a month, "house valuation" 22,200, "property valuation" 9,900 and "free house valuation" 2,900. Answer that question well and you are far more likely to be asked round for the market appraisal.
The year has a shape. "How much is my house worth" fell to 22,200 searches in December 2025 and jumped to 40,500 in January 2026, its busiest month of the twelve. "Estate agents near me" went from 33,100 to 60,500 over the same weeks. So your valuation page and profile need to be ranking before Christmas, not once the January rush has started. Search counts are from Google's Keyword Planner: UK monthly averages from October 2025 through September 2026, and single-month counts for December 2025 and January 2026.
Vendors
They search the valuation, then the agent. Your valuation page, your profile's reviews and the number of homes you have sold nearby decide whether you are one of the three they invite round.
Landlords
They compare fees, the level of service and whether their rent is safe. A lettings page that names your client money protection scheme and your redress scheme answers the third question before they ask it.
Buyers and tenants
They search "houses for sale in" a town, and the portals hold those results. We don't spend your budget chasing them. A buyer who finds you through a portal can still become next year's vendor.
They are where buyers look, and they now go after the seller's first search as well. Keep them for listings. Use Google to win the valuation before a portal sees the lead.
Rightmove's half-year report for 2026 puts its average revenue per agency advertiser at £1,636 a month, up from £1,520 a year earlier. The same report says its Online Agent Valuation product contributed to about 50% more unique valuation leads sent to estate agents. So a portal now stands between some vendors and their agent, as well as between agents and buyers.
Google shows the same pattern. On a phone search for "free house valuation leeds" on 21 October 2026, the paid slots included a Zoopla advert for a free home valuation. A seller who taps it reaches you, if at all, through the portal. A seller who taps your profile or your own valuation page reaches you directly, and that route is the one this work builds.
Howdoesanagencygetintothemapfor"estate agents near me"?
With one well-kept Google profile for every staffed branch, the right categories and a steady stream of reviews. Google answers a "near me" search from where the searcher is standing, so each office competes on its own patch. When we ran that search on a phone in Leeds (21 October 2026), chain branches held all three map places, with 149, 294 and 381 Google reviews.
Google's profile guidelines name real estate agents as individual practitioners, and the rules for them matter in this trade more than most.
Negotiators with their own profile
Allowed only for public-facing staff who can be contacted at the verified office during stated hours. Support staff can't have one. Where one agent is the only public-facing person at a branded office, Google wants a single profile named "Brand: Agent name".
A separate lettings profile
A lettings department can have its own profile if it operates as a distinct, public-facing team, with a different name and a different main category, such as Property Rental Agency or Property management company, from the sales side.
Working from home
Google rules out virtual offices, and a co-working desk qualifies only with signage, staff and visitors during opening hours. A self-employed agent working from home lists a service area instead of an address.

Mostly what the law already makes you publish. Landlords and vendors look for it, so we put it on the pages Google sends them to, not only in the footer. Your compliance wording stays yours to sign off.
Propertymark's consumer guide reminds the public that agents must by law join an approved redress scheme, either The Property Ombudsman or the Property Redress Scheme, and tells them to look for the logo on your website. Propertymark Protected status is voluntary, and the same guide says its agents are checked to make sure they are trading legally. On GOV.UK, the redress duty covers residential estate agents across the UK, and letting agents and property managers in England and Wales.
Client money protection. Letting agents in England holding client money must belong to an approved scheme and publish a copy of the certificate on their website. The fine for leaving it off can be up to £5,000.
Your fees, on your own site. Letting agents who advertise on the portals must publish their fees on their own website or link to the list from it, and agents in England must show their redress and CMP memberships (GOV.UK). Fees banned by the Tenant Fees Act shouldn't appear in that list or in property adverts.
A rent on every advert. Since 1 May 2026, rental adverts in England must state the rent, and inviting or accepting offers above it is banned under the Renters' Rights Act 2025, as the National Trading Standards letting agency team sets out.
Material information in listings. National Trading Standards' Part A guidance, written with Rightmove, Zoopla, OnTheMarket and PropertyPal, covers the price or rent, the council tax band and, for sales, the tenure.
Whatshouldyourvaluationandareapagessay?
Exactly what an owner wants to know before inviting you round, in their words. That means separate pages for a sales valuation and a lettings valuation, a page for each area a branch really covers, and plain answers on fees, timescales and what a landlord gets on each level of service.
Say what kind of valuation you mean. The "free house valuation leeds" results on 21 October 2026 mixed agents with RICS surveyors, one of them in the map, and Google listed "How much does it cost to get your house valued in the UK?" among the questions people ask. A short line explaining that your free market appraisal is not a surveyor's valuation for a mortgage stops the wrong enquiries and wins the right ones.
An area page earns its place with knowledge a portal can't copy: the streets you sell most on, the schools and stations buyers ask about, the questions your negotiators hear every week. A page that swaps one town name for another doesn't rank, and the pages that do look nothing like it.
Is your site supplied by your property software company? We can work on it, provided it's in good shape. If the site is what's costing you valuation requests, the analysis video names the problem, and any rebuild carries a separate quote (rebuilding a site without losing enquiries). Website work isn't paid on results.

The same six jobs, fitted to your branches and to the split between sales and lettings. For the detail of how a branch profile is handled, see Google Business Profile management. If block or estate management is a big part of your book, see SEO for property managers as well.
Categories that match the office. Estate agent as the main category for a sales branch, with Property Rental Agency, Property management company or Estate Agent Auctioneer added only where the branch really does that work. Picking the main category
Services listed one by one. Sales valuation, lettings valuation, fully managed, let only, rent collection, each as a service on the profile and matched by a page on the site.
Reviews from every completion and every new let. When the keys change hands, a simple request to every customer. We answer whatever they post. No incentives: since April 2025, UK law bans fake reviews and reviews that hide an incentive (CMA guidance). A review QR code in the office window helps with walk-ins.
The same branch details on every listing. On Yell, allAgents and Facebook, and matching what your redress scheme's register and Propertymark's directory show, so Google sees one agency, not three.
Pages built for the owner's question. Valuation, landlord and area pages, written from what your negotiators hear, so they can also be quoted in AI search answers.

Whatpeopleask us
Have you done SEO for an estate agent before?
No. We don't have an estate or letting agency client yet, and we won't pretend otherwise. The results above are from other local businesses, described as what they are. The method carries over: branch profiles, owner-focused pages and a steady flow of reviews. The free analysis shows how it applies to your branches before you commit to anything.
What does estate agent SEO cost?
There's no price list. We set the fee once the free analysis has shown how many agencies fight over the searches near your branches, and how many reviews those rivals hold. Local SEO and Google Business Profile work is paid on results: there is nothing to pay upfront, and nothing until the results we agree with you in writing, before we start, have been met. Billing then runs monthly from that milestone, and stops whenever you say. Quit before the milestone and you'll never see an invoice. Websites, advertising and social media sit outside this arrangement and carry their own quotes. How pay on results works
Can an independent agent really beat Rightmove on Google?
Often, for the searches that bring instructions. The portals hold "houses for sale in" a town and will keep it. The map results for "estate agents near me" are local agencies' own profiles, so the portals aren't competing for those three places, and a well-built valuation page can rank against portal pages for local valuation searches. The analysis shows which of those are realistic on your patch.
How soon will we get more valuation requests?
Nobody can name the month honestly, since Google sets its own pace. It depends on the agencies around you, how many reviews their branches have built up over the years, and where your profile starts. Your Business Opt portal shows the numbers each month, and the fee doesn't start until the result we agreed has been met.
We have several branches. Does each one need its own profile?
Yes, if each one is a real office with staff there during opening hours. Each branch then gets its own profile, its own reviews and a page on your site for the area it serves. Our one-agency-per-area rule covers the patch of every branch you sign up, so we won't take on a rival agency there.
Do you work with letting-only agents?
Yes. The searches are different ("letting agents near me", landlord services, management fees), and so is the trust a landlord needs before handing over a property and the rent. Your lettings pages name your client money protection and redress schemes and set out what each level of service includes.
Do you build websites for estate agents?
Yes, new sites and rebuilds, priced once the free analysis is done. Website work is outside pay on results. Many agencies run their site through their property software, with listings fed in automatically. If that setup works, there's no reason to replace it; the gains are usually in the pages around the listings. Where it's costing you enquiries, you'll see why in the video.
We're in Scotland or Wales. Does this still apply?
The Google work does. The rules differ: in Scotland, letting agents must be on the Scottish Letting Agent Register and follow its code of practice, and in Wales anyone letting or managing on behalf of landlords needs a Rent Smart Wales licence. Your pages should show the right registration for your nation, and the Tenant Fees Act and Renters' Rights Act points above are about England.

Tell us your branches and whether you want more sales instructions, more landlords, or both. Your recorded video lands within two working days, showing where each office appears for valuation and "near me" searches, which agencies and portals rank ahead of each office, and the changes that would close the gap. The video costs nothing and stays with you whatever you decide. Where a patch is out of reach, the video says that too.
