The odd jobs, the landlord lists, booked straight from Google.

For handymen, handywomen and small property maintenance firms who would rather fill the week with their own customers than buy leads or wait for an app to send work. We set up your Google profile, pages and reviews around the jobs people actually search for, and around the trust a stranger needs before letting you in. Local SEO and Google Business Profile work is paid on results: nothing to pay upfront, and nothing until the results we agree with you in writing, before we start, have been met.

  • No upfront fee. Nothing due until the written targets are hit
  • One handyman per area, so never the one down the road too

We don't work for a handyman yet, so none of these is one. They are the closest work we have: a renovation firm working in London homes, a spray painter whose customers let him into their kitchens, and a one-person mobile business that goes out to customers. Each figure compares the first full month on record with the strongest month after it.

None of these clients is a handyman, and we won't present them as one. When we take on our first handyman client, their figures go here with the window and source printed the same way.

Why rank for the small jobs other trades turn down?

Because the customer has usually been turned down already. A joiner won't come out to rehang one door and an electrician won't come out to put up a mirror, so the person with the job goes back to Google. Be the one who answers the phone and says yes, and the curtain pole often turns into a list. A customer with a list tends to keep your number.

Price is the first thing they ask. Under "handyman near me", Google's People Also Ask box listed "How much does a handyman charge per hour in the UK?" and "What is the minimum charge for a handyman?". A page that explains how you charge, whether that's a minimum call-out, an hourly rate or a half-day for a list, filters out the people who wanted it done for a tenner. Our free day rate calculator helps you set the figure, and the quote template puts it in writing.

Flat pack is the job with the most visible competition. IKEA sells assembly at its own checkout through Taskrabbit, priced from £33 for its own products (IKEA). So your assembly page shouldn't sell itself as just assembly. It should cover what that booking leaves out: furniture from any shop, wardrobes fixed to the wall, the old one taken away, and the shelf in the next room done in the same visit.

How does an older customer decide who to let in?

They check before they open the door, and often a son or daughter checks for them. Older homeowners have heard about doorstep traders, so your profile and site have to answer the safety question before the price question.

You're also up against services they already trust. Many local Age UK branches run handyperson services that fit smoke alarms, carbon monoxide detectors and grab rails, and Age UK says they are usually charged for (Age UK). Some councils give their own tenants one free: Medway's covers two hours a year of shelves, curtain rails and flat pack (Medway Council). Your pages need to give a family the same reassurance a charity's name does.

A DBS check you can show

In England and Wales anyone 16 or over can apply for a basic DBS check on their own record. It costs £20 and shows convictions that are not spent (GOV.UK). Say on your site and profile that you hold one and when it was issued, and have the certificate ready to show.

A scheme run by councils

Buy With Confidence is run by local authority Trading Standards. Members pass an audit, and anyone who works in or around customers' homes is criminal record checked. If your council runs it and you're a member, link your listing so a family can check it.

The cancellation rights, in writing

Work agreed in someone's home carries a 14-day cooling-off period, except for urgent repairs they called you in for. If the trader gives no cancellation details, the period runs on for up to a year (Citizens Advice). Put it on every quote. It reads as honest to the family checking.

A face and a name

Photos of you, your van and finished jobs in real homes, and reviews that mention you by name. A profile with stock images and no person behind it looks exactly like the trader the family is worried about. Photos that help a profile rank

Which jobs should a handyman's pages leave out?

Gas work, and electrical work that the rules say must be notified. A profile that lists "plumbing and electrics" as loosely as "odd jobs" ranks you for searches you can't legally take, and it worries the customer who knows the rules. Spell out what you do and what you pass on.

Taking the old one away counts as well. In England, carrying waste for a business means registering as a waste carrier, and not registering can bring an unlimited fine (GOV.UK). If you offer to take the old wardrobe or the garden waste, register and put the number on the page.

Gas

HSE is plain about it: whoever is paid to work on a gas appliance in someone's home must be Gas Safe registered (HSE). Pulling a cooker out on its bayonet fitting to clean behind it isn't gas work. Fitting or reconnecting one is. So no boiler, hob or gas fire jobs on your pages unless you are registered.

Electrics, Part P

In England, a new circuit, a consumer unit replacement, or any addition or alteration to circuits in the zone around a bath or shower must be notified under the Building Regulations. Repairs, replacements and maintenance are not notifiable, though the work must still be safe (Approved Document P). Name only the electrical jobs you are competent to do.

Pass it on, and say so

A page that says "for new circuits and boilers we bring in a registered electrician or a Gas Safe engineer" wins the customer with a mixed list. Our SEO for electricians page shows how the registered trades are sold, which is what your partner is doing.

How do you win landlord and letting agent work?

With a page written for them, because they buy differently. A landlord or agent wants one reliable person for the same list across many properties: changeovers between tenancies, repairs reported by tenants, and safety jobs with a legal deadline behind them. They search "property maintenance near me", about 1,300 times a month, and they compare reliability, turnaround and paperwork, not hourly rates.

Some of their legal duties are your work. Since 1 October 2022, landlords in England must have a smoke alarm on every storey with living accommodation, a carbon monoxide alarm in any room with a fixed combustion appliance other than a gas cooker, and must repair or replace an alarm once told it is faulty (GOV.UK). The rules don't specify the type of alarm, and the guidance suggests sealed-for-life batteries. Other duties are not your work. The electrics in a rental must be inspected at least every five years by a properly qualified person (GOV.UK), and gas checks need a Gas Safe engineer.

  • Turnaround, stated plainly. How quickly you get to a tenant-reported repair, and whether you collect keys from the agent.
  • Proof after the job. Photos sent to the agent, and an invoice per property address so each landlord's books stay clean. Our free invoice generator does one per job.
  • Reviews from landlords as well as homeowners. One agent's review saying you turned a flat round in two days is worth more on this page than ten about shelves.
  • A link to the agents' side. If you work alongside managing agents, our page on SEO for property management shows what they look for in a contractor.

What do we do for a handyman each month?

Six tasks that recur each month, pointed at the work that pays you best. SEO for tradesmen sets out the method for every trade; here is the handyman version.

  • The right main category. Handyman as the main category, with others added only where they are true and where you'd welcome the work. The wrong main category hides you from the searches that pay. Choosing it
  • Pages grouped by job. Assembly and fitting, doors and windows, sealant and small plumbing repairs, gutters, landlord maintenance, each answering price and timing in the customer's words. What a ranking page needs
  • Reviews after every visit. A simple request to every customer. If you want a link of your own to hand out, our free review link generator makes one. Small jobs mean many customers, so reviews come in faster than they do for a builder. How to ask
  • A profile set up for a van. Most handymen have no premises customers visit, so the address comes off and the areas you cover go on. Google still ranks you from the address behind it. Why that matters
  • One name and number everywhere. Yell, Facebook, Nextdoor and any directory you've joined, with old listings from a previous number fixed. The UK citations that count
  • Your figures every month. Calls and views from the Google Business Profile, plus clicks from Search Console, in a portal you log into. What Google counts as a call

Nothing upfront. Paid on results.

Local SEO and Google Business Profile work is paid on results. There is nothing to pay upfront: you pay nothing until the results we agree with you in writing, before we start, have been met.

What counts as a result, and how it is measured, is set before any work starts.
One business per trade, per area

If your market is not winnable, the free analysis says so.

Websites, ads and social media are quoted separately after the free analysis. How pay on results works

From first call to first result

  1. Free analysis

Tell us your trade and area. We record a short video of where you rank, who is above you and what would have to change. It is yours to keep.

  2. An honest answer

If your market is not winnable, we say so. If it is, we agree in writing what a result is and how it is measured, before anything starts.

  3. The work

Your Google Business Profile, the pages that need to rank, citations and reviews. One business per trade per area, so never your rival as well.

  4. You see every number

Clicks, calls and where you show up, in your own portal, straight from Google. You pay once the agreed results are met.

What people ask us

What does handyman SEO cost?

There is no price list, because a handyman in a market town and one in south London face very different competition. The analysis comes first, then a figure you're free to turn down. Local SEO and Google Business Profile work is paid on results: there is nothing to pay upfront, and you pay nothing until the results we agree with you in writing, before we start, have been met. Once they are, you pay month to month and can stop whenever you like; end it before then and nothing is due. Website builds, advertising and social media sit outside that arrangement and are priced on their own. How the terms work

How do I get more handyman work without paying for leads?

Make your own Google profile the place people find you, and make it easy for every past customer to come back. In practice that means a complete profile listing the jobs you do, a review after every visit, pages for the jobs that pay best, and your name and number kept the same everywhere. Lead sites can sit alongside that while they pay their way. How the main lead sites charge

How quickly will the phone pick up?

Nobody honest can name a date. It turns on the handymen around you: how many there are, how many reviews each one has and how much ground your profile has to make up. You see calls and clicks move, or not, each month in the portal. And as the fee waits for the result, a slow patch is our problem rather than yours.

Will you work for another handyman near me?

No. We take one handyman or property maintenance firm per area, so the person chasing the same lists can't join too. If someone close by is already a client, you hear that before anything else.

I get work from Checkatrade, MyBuilder or Taskrabbit. Should I stop?

Not while the work they send is worth what it costs you. Run your own profile alongside and ask each new customer how they found you. Platforms change their terms and some close: Rated People went into liquidation in September 2026 (what that means). A Google profile is free and stays in your name.

Do I need a licence to be a handyman?

No single licence covers handyman work. The rules attach to particular jobs instead: gas work needs Gas Safe registration, some electrical work in England has to be notified under Part P of the Building Regulations, and taking customers' waste away means registering as a waste carrier. A basic DBS check is not a licence, but it is the thing an older customer's family is most likely to ask about.

I work from my van. Can I still show on the map?

Yes. To Google you're a service-area business, so the address is hidden and the towns you cover are listed instead. Naming a town won't make you rank in it, though; the map still measures distance from the address you verified. The free analysis shows which streets around you are realistic to win, and which would take much longer.

Will you keep my website?

Yes, if it does its job. We happily work on a sound site another firm built. Where the site itself loses you calls, the analysis video points that out, and any rebuild is priced separately, outside pay on results. Websites for tradesmen

Who gets the call when the shelf won't put itself up?

Give us your town and the kind of work you'd happily do all week, whether that's odd jobs for homeowners, flat pack, gutters or landlord maintenance. A short recording of your local map lands within two working days: which handymen and directories take those searches now, and what would move you above them. You keep the video whatever you decide about us. If your patch isn't worth the effort, it says that too.
