For plumbing and heating firms whose work comes in three ways: a leak that can't wait, a new boiler being priced, and a landlord's yearly gas check. Each gets a page written for that customer, with your Gas Safe details shown the way the register allows. The website is quoted after we've recorded your free analysis, and any local SEO we add is paid on results.

Read the full storyNo plumber holds an area with us yet, so none of these figures comes from plumbing. They come from sites we built for two mobile tyre fitters, called out at short notice the way a plumber is for a leak, and for a kitchen sprayer whose jobs are quoted and done in the customer's home, as a boiler or bathroom is. Each figure covers all our work for that client, not the website alone, from the first month we tracked to the best month since, using Google's complete monthly data.

Because plumbing work arrives at three speeds, and one page can't serve all of them. Someone with a ceiling dripping into a bucket wants a number and a time. Someone replacing a boiler wants a price, a brand and some proof. A landlord wants the gas check done before a date. We build a page for each.
The searches show the split. In the UK, "new boiler cost" is typed about 8,100 times a month and "new boiler installation" about 2,400, so the price question is asked far more often than the fitting one. "Gas safety certificate" is searched about 9,900 times a month, against about 90 for "landlord gas safety record", the name HSE uses. Those are Google's monthly averages, October 2025 to September 2026 (Keyword Planner).
The sections below take each page in turn, then the Gas Safe rules that cover all three. Putting those pages and your Google profile in front of people is the search work, and SEO for plumbers explains it.
Your number, the hours you really answer and how the call-out is charged, before anything else. Someone standing in water rings whoever looks most likely to come out, so the opening lines say whether you can, which areas you cover and when the price is agreed.
Be honest about the hours. Rescue Tyres, a mobile tyre fitter in north-west London, has a site from us that offers evenings, nights and weekends "when the diary allows". They cost the same as a weekday job, and the arrival time is given on the call, not promised on the page. A plumbing site can make the same kind of offer, as long as you keep it.
Then the safety lines, because your page may be the first thing a frightened customer finds. The phrase "smell gas" is put into Google around 2,900 times a month in the UK (same Keyword Planner year). HSE's advice for a suspected gas leak starts with the gas emergency freephone, 0800 111 999, then opening doors and windows and turning the gas off at the meter if you know where it is (HSE). That number is for Great Britain. The page also needs:
Answers to what a careful buyer asks first: roughly what it costs, how long the house will be upset, which brands you fit and what paperwork follows. WaterSafe advises homeowners to get at least three quotes before hiring (WaterSafe), so your page is being read next to two others.
ColourHaus, a Leeds firm that resprays kitchens, has a site from us that settles most of that on its first screen. It gives a starting price, how many working days a kitchen takes and how many years the work is covered, then offers to visit with samples. A boiler or bathroom page can open the same way, with your own figures.
For a gas boiler, the paperwork is part of what the customer buys. Fitting one is notifiable building work in England and Wales: the registered business reports it to the council through Gas Safe Register, which sends the householder a Building Regulations Compliance Certificate. Gas Safe warns that anyone selling their home may be asked for it (Gas Safe Register). The notice and the certificate are due within 30 days of finishing (Building Regulations 2010, regulation 20), so say on the boiler page that every installation is notified.
Some installations come with a wait the customer should hear about early. In England and Wales the water company must be told before work starts on certain fittings. They include an oversized bath (more than 230 litres to the overflow), a water softener that regenerates with water and a reverse osmosis unit. The company can take up to ten working days to answer (Water Fittings Regulations 1999, regulation 5).
If you're on WaterSafe, these are the pages for it. Under the same regulation, approved contractors are excused that notice for only a few fittings, such as a bidet with an ascending spray. But the certificate of compliance they issue can be used as a legal defence if the work is ever found not to comply (Water Regs UK). And CCW, the water consumers' body, points homeowners with a leak to WaterSafe's list (CCW).
The landlord's own words, and the dates the landlord is held to. Landlords search for a gas safety certificate or a CP12, names HSE says the form used to go by. HSE's own term is the landlord gas safety record (HSE). Use both, so the page is found and still correct.
Then sell the dates. The check is yearly, but since a 2018 change, a check done in the two months before the due date keeps the original renewal date. Tenants already living there are owed their copy no later than 28 days after the check, and a new tenant gets one before moving in. A tenant happy to receive it electronically can have it that way, though a paper copy is still owed on request. With the landlord's agreement, the engineer can send it to the tenant directly (same HSE page). So offer a reminder inside that two-month window, and the tenant's copy on the day.
Name the landlords who don't think of themselves as landlords. HSE's list includes hotels and B&Bs, and it treats a householder with live-in domestic staff as a landlord (HSE). For stays shorter than 28 days, such as a holiday let, HSE says to display the record in the property instead (HSE). Keep the safety check apart from a boiler service, too, because HSE warns landlords not to assume either one covers the other (HSE). And since October 2022, landlords in England have had to make sure a carbon monoxide alarm is fitted in any room used as living accommodation that has a fixed combustion appliance, gas cookers apart (GOV.UK). That is a second job to offer on the same visit.
For EliteShires, a Harrow firm that issues landlords' certificates, we built a site that works this way. Its gas page is titled "Landlord Gas Safety Certificate (CP12)", explains the record in HSE's terms and offers to contact the landlord in the two months before each check falls due. It has no figures in our portal, so it appears here as an example only.
That the business name on your site has to match the register. In Gas Safe's brand policy, a website is marketing material, like van signs and flyers. The logo and the registration number are for registered businesses alone, and must sit with the trading name on the register (Brand Enforcement Policy, February 2026).
The rules on trust marks in general are in our guide to trade websites, and photographing your Gas Safe card for your Google profile is in the plumbers' local SEO guide. For a website build, two things follow:
Websites, ads and social media are quoted separately after the free analysis. Local SEO and Google Business Profile work is paid on results. There is nothing to pay upfront: you pay nothing until the results we agree with you in writing, before we start, have been met.
Tell us your trade and area. We record a short video of where you rank, who is above you and what would have to change. It is yours to keep.
If your market is not winnable, we say so. If it is, we agree in writing what a result is and how it is measured, before anything starts.
Your Google Business Profile, the pages that need to rank, citations and reviews. One business per trade per area, so never your rival as well.
Clicks, calls and where you show up, in your own portal, straight from Google. Any SEO on top is paid once the agreed results are met.
It depends on the plumbing you do, so there's no figure on this page. Three things move it most: how many emergency and planned jobs each warrant their own page, whether gas and landlord work need the extra pages described above, and whether we can work from your own job photos. The quote follows the free analysis, and no work is booked until you have it. How we quote a trade website.
No. The website is a build with its own quote, as ads and social media are. Local SEO and Google Business Profile work is paid on results: there is nothing to pay upfront, and you pay nothing until the results we agree with you in writing, before we start, have been met. Once they're met, the SEO moves to a monthly fee that rolls on until you cancel, which you can do at any time. How pay on results works.
Because you can check everything else. The sites behind the results above are live and credited to us, and every figure names its months and the Google report it came from. The nearest we have built to plumbing is the landlord-certificate site for EliteShires. Your free analysis shows what the plumbing firms ranking near you have that you don't, so you can judge the plan before you spend anything.
Not from Google any more: it turned off the basic websites it built from Business Profiles in March 2024 (TechRadar). Website builders have free and low-cost plans, and a one-person firm offering a couple of services can manage on one (which builder suits a trade). On any builder, the slow part is writing separate emergency, boiler and landlord pages.
Your own price, if you can stand behind it. "New boiler cost" is searched more than three times as often as "new boiler installation" (Keyword Planner figures above). A typical figure, or a plain account of what moves it, answers the question many buyers arrive with. For call-outs, say how you charge and when the customer hears the figure.
Yes. If boilers and heating are most of your work, the site leads with them: breakdowns as emergency pages, installations as planned pages and landlord checks on a page of their own, all under the same Gas Safe rules. The Google profile side for heating firms, including which categories to use, is on SEO for plumbers.
Yes, if it's sound, whoever made it. The pages already earning calls can stay at their current addresses, with the missing pieces added around them, such as a landlord page or the safety lines on an emergency page. If it can't be saved, the analysis video will say so, and a new build is quoted separately. What a rebuild has to protect.
No. We take one business per trade per area, and that covers websites as well as SEO. While you are a client, another plumber in your patch is turned away. No plumber holds an area with us yet, so yours is open today.
The free analysis is a short video, recorded for you and sent inside two working days. It covers your rankings, the plumbing firms ranked above you and what would need to change, including your website. You keep it either way. If your site is already doing its job, we'll say so, and any build is quoted only after that.
